Bells Bend has had many projects proposed and rejected by the City of Nashville. Now a Developer has made yet another proposal to the city for a 1400 acre development with a price tag of $4 billion dollars. Needless to say, the infrastructure will have to be upgraded, including a new bridge across the Cumberland river.
You might ask yourself , why does this project have a better chance to get approved than the others before. One word TAXES. The city of Nashville is getting tired of hearing about all of the businesses moving from other states to Williamson county. The thought is that if they had something that looked like Cool Springs, it would pay like Cool Springs.
It sounds good, but will people want to live there. Not if they have school age children. The fact of the matter is that the Nashville school system has been in a downward spiral since the late 60's when the city started bussing children across town to school instead of the one in their neighborhood. With the best school system in the State just south of Nashville in Williamson county, I don't see why families would live in a comparably priced neighborhood in Nashville.
Franklin real estate is a much safer investment due to a better school system, lower crime rate, and better tax structure.
