Nashville Home Sales increase in November

Nashville Home Sales increase in November

Nashville real estate

There were 1,973 home closings reported for the month of November, according to figures provided by the Greater Nashville Association of REALTORS®.  This figure is up 58.7 percent from the 1,243 closings reported for the same period last year. .

There were 1,742 sales pending at the end of the month, compared with 1,267 pending sales at this time last year.  The average number of days on the market for a single-family home was 82 days.

The median residential price for a single-family Nashville real estate during November was $158,500, and for a condominium it was $144,400.  This compares with last year's median residential and condominium prices of $165,500 and $150,000, respectively.

Japanese Consulate moving to Nashville

Nashville real estate - Japan is moving the Consulate to Nashville from new Orleans. The office is at 1801 West End Avenue

Hiroshi Sato, Japan's deputy consul general, has been named as the first person to head Japan's new consulate office in Nashville.

"This made Japan the first and only country to open a consulate office in the state of Tennessee," says Vice Consul Takeshi Kodo in Nashville.

Sato, who will begin the new post Oct. 10, will cover five states: Kentucky, Tennessee, Arkansas, Louisiana and Mississippi.

Koto says Tennessee has 155 Japanese affiliate companies employing more than 14,000 people in the state.

Bells Bend - Proposed Development

Bells Bend has had many projects proposed and rejected by the City of Nashville. Now a Developer has made yet another proposal to the city for a 1400 acre development with a price tag of $4 billion dollars. Needless to say, the infrastructure will have to be upgraded, including a new bridge across the Cumberland river.

You might ask yourself , why does this project have a better chance to get approved than the others before. One word TAXES. The city of Nashville is getting tired of hearing about all of the businesses moving from other states to Williamson county. The thought is that if they had something that looked like Cool Springs, it would pay like Cool Springs.

It sounds good, but will people want to live there. Not if they have school age children. The fact of the matter is that the Nashville school system has been in a downward spiral since the late 60's when the city started bussing children across town to school instead of the one in their neighborhood. With the best school system in the State just south of Nashville in Williamson county, I don't see why families would live in a comparably priced neighborhood in Nashville.

Franklin real estate is a much safer investment due to a better school system, lower crime rate, and better tax structure.
