Williamson County Real Estate Sales for November up 62 percent

 

Williamson county real estate includes the town of Brentwood, Franklin, Spring Hill, and Fairview. All of them have been recovering quicker that then overall Nashville real estate market.

Williamson county real estateWilliamson County Real Estate Sales for November up 62 percent - The Williamson county association of realtors reported that sales of Williamson county real estate was up 62 percent compared to sales for November 2008.

  • single family residential closings in Williamson county increased by 62 percent and the median price decreased by 12 percent.
  • Condominiums closings have increased by 87 percent and the
    median price increased by 27 percent.
  •  The average days on the market (DOM) for residential homes in Williamson county have increased by 2 days and condominiums have increased by 38 days.

The National Association of realtors has put together a summary of the things that most people need to know about the the new tax laws. Notice the dates when these incentives end.

In Franklin, starter homes are not as easy to find as they were last year, and banks are not moving fast enough on short sales and foreclosures to make them a viable option for people with deadlines.

Franklin Real Estate - Sewer Assessments

Franklin squareFranklin Real Estate - Sewer Assessments - The city of Franklin has implemented new policies and procedures for homes that are currently on septic tanks, but have access to Franklin City Sewer lines.

The following information was gathered by the Williamson county association of realtors. Click here for more on Franklin Sewer assessments. A Sewer Assessment District allows property owners within the defined area to reimburse the city over time, usually 20 years, for all expenses related to extending the sanitary sewer line. The portion of the assessment allocated to individual property owners is based on each property's appraised value, with all property owners paying their portion of the total project cost. Payment of the assessment is the responsibility of the current property owner. Remaining balances are not transferable and must be satisfied before the property can be sold.

 The last part of the paragraph is the one that gets my attention. If you have Franklin real estate that you want to sell or buy, and it's on a septic tank, you need to know if the special assessment applies.

 If it does, the homeowner will have to pay it before the property can be transferred.
