Nashville Home Sales increase in November

There were 1,973 home closings reported for the month of November, according to figures provided by the Greater Nashville Association of REALTORS®.  This figure is up 58.7 percent from the 1,243 closings reported for the same period last year. .

There were 1,742 sales pending at the end of the month, compared with 1,267 pending sales at this time last year.  The average number of days on the market for a single-family home was 82 days.

The median residential price for a single-family Nashville real estate during November was $158,500, and for a condominium it was $144,400.  This compares with last year's median residential and condominium prices of $165,500 and $150,000, respectively.

Williamson county real estate includes the town of Brentwood, Franklin, Spring Hill, and Fairview. All of them have been recovering quicker that then overall Nashville real estate market.

Belle Meade Home sales for November 2009 were as follows.

• Number of Belle Meade homes closed was 3 this compares to 4 Belle Meade homes closed in November of 2008.
• Average price of Belle Meade homes closed in November was $1,866,666 compared to $1,755,000 in November of 2008.
• Average size of Belle Meade homes sold was 6087 square ft compared to 6835 in 2008
• Average days on market for Belle Meade Homes sold was 57 compared to 95 in 2008.
