Franklin Real Estate News: August 2009

Speachless Sunday

Franklin real estate - Some of the best things about about Franklin are really old. History is everywhere in this small town. The civil war battlefield in Franklin is right next to the Carnton home, as well as the cemetary with the grave of many civil war soldiers.

Montclair real estate in Brentwood Tn

montclairMontclair - One of my favorite communities in Brentwood is Montclair. Located on Moores lane, just minutes from I-65 and Cool Springs mall, the location couldn't be better. Bordering Nashville Golf and Athletic club, as well as the walking trail that leads to several Brentwood parks this is a great place to enjoy outdoor activities.

With homes ranging from $600,000 to $1,000,000, and in size from 3000 square ft to over 5000 square ft, Montclair has a lot to offer. For more information on Montclair real estate, call Larry Brewer at 615-512-7853., or to see availble montclair real estate, click on the bitton.

Brookfield in Brentwood TN

Brentwood schools are the best, and Brookfield is one of the more affordable luxury communities in Brentwood.

Via Larry Brewer Nashville real estate (Keller Williams - Franklin tn):

Brookfield is a growing neighborhood in Brentwood, TN. The homes in this neighborhood range in size from 3000+ square feet to 5000+ square feet. Prices range from $405,000 - $680,000 and were built from 1999 - present. These all brick homes have large lots and access to great community amenities including two neighborhood pools. Real estate in this area continues to be in demand.

Brookfield is one of few neighborhoods in west Brentwood with limited entrances, large cul-de-sacs and extensive common area. This true neighborhood feel is enhanced by the zoning for Sunset Elementary School, Sunset Middle School (campus for these two schools is less than 2 miles away) and Ravenwood High School. These Williamson County schools consistently rank among Tennessee's best. For more information on schools go to www.wcs.edu.

The Brookfield community has a hands-on HOA and many planned activities for residents.

A tour through the Governors Club

The governors club is a great brentwood neighborhood with gated security and guards, an Arnold Palmer designed golf course, and it's zoned for great Brentwood schools. Governors Club real estate always seems to be in demand.

Via Larry Brewer Nashville real estate (Keller Williams - Franklin tn):

Governors Club Real Estate - Thursday afternoon I was asked my opinion on several homes in The Governors Club, all of which seemed to be attractively priced. But after further review, of the 5 homes we visited, only 2 were priced attractively. The other 3 either had very unattractive lots, or the houses themselves were just not something that you wanted to call home. So in my opinion, they needed to be priced lower than the more attractive Governors Club Homes.

The three homes that were less appealing suffered because of their location. The homes either had another house right behind it, or large power line towers, of it was close to a busy highway.

Homes in the Governors Club range in size from 3500 square ft to 14,000 square ft, and in price from $699,000 to over $5,000,000.

Real Estate in Courtside at Southern Woods in Brentwood,TN

Brentwood has the best schools in the state, as well as low Williamson county taxes, great parks, and an easy 15 minute commute to downtown Nashville.  Real Estate in Brentwood has alwasy been a great investment.

Via Larry Brewer Nashville real estate (Keller Williams - Franklin tn):

Entrance to CourtsideCourtside at Southern Woods in Brentwood,TN is a  neighborhood in northern Williamson County . It boasts some of the best schools in Tennessee. Edmondson Elementary School, Sunset Middle School and Ravenwood High Schools all accommodate this area. These Brentwood schools are all award-winners. Just minutes from I-65 and I- 24, it is ideal for commuting professionals in Nashville

Homes in Courtside were built from 2002-present. There were several different custom builders along with some larger companies that have built in the community. Having a good buyers agent will help you make sure that you can see true quality. Square footage of the homes varies from 2800 square feet - 4200 square feet. Prices range from $380,000- $550,000.

The community (saltwater) pool, tennis courts and playground are gathering areas for friends and Courtside neighbors. The Southern Woods and Shadow Creek neighborhoods are also part of the HOA and work together to keep our Brentwood community beautiful.

With the Brentwood library, Concord Road YMCA and Cool Springs Galleria just minutes away, Courtside has a quiet feel without being far away. Common area behind homes is often expansive (uncommon inBrentwood) with many old-growth trees and the cul-de-sac properties have very little traffic. For more information on my neighborhood, feel free to contact me at Juliemcleland@kw.com.

Franklin tn is located just south of Nashville and north of Spring Hill. Downtown Franklin is know for it's beautifully restored historic buildings predating the Civil War currently used as shops and restaurants. Speaking of the Civil War, the Carnton Plantation and the Carter house are both restored relics rich in Civil War history. Franklin is a great small town within minutes of one of the best shopping experiences is the southeast at Cool Spring Mall. With excellent schools, a very low crime rate, and even low taxes, it's easy to see why so many people have decide to make Franklin home.

Spring Hill Building requirements change

The mayor and Board of Alderman in Spring Hill approved the use of 6000 square ft lots for residential homes in Spring Hill. The previous minimum for residential homes was 8000 square ft.  The reduction in land requirements will allow builders to builder smaller homes at lower prices.

As a realtor who is concerned about property values in Spring Hill, I think this is the opposite direction from where the city should be headed. If you add a few apartment complexes to the city, it will begin to have the same look and feel as Antioch did 10 years ago.

What the mayor calls affordable housing is just another word for cheap. I don't believe that anyone who bought a home in Spring Hill in the last 5 years would have moved here if they had know what the polical powers in charge were planing to do. And maybe that's one reason that buyers are reluctant to invest in Spring Hill Real Estate.
