Will Nashville real estate ever be More Affordable?

Nashville- In our session with Gary Keller yesterday, he reminded us that the affordability index was at it's lowest point in history. Meaning that for the median income family, the median price home used only 18 percent of their monthly income. I am aware that this number is not accurate in any one area, but averaged across the nation. It may actually be lower here in Nashville.

The fact is that we may never see interest rates this low again, and prices are not going down any more. It would not be unreasonable to think that interest rates could go as high as 7 or 8 percent when the inflation kicks in. That affordability index will change considerably when the monthly payments go up 30 percent for the same price home.

Anybody want to guess?

It's not the marketing, I can put homes on so many internet sites at one time that I can't even keep track. I have multiple blogs that have every listing on it, usually more than once. Pictures help, without them it's impossible to get any buyers to look at the house. So take a lot of pictures, use the best ones, and throw the rest away. Even with all of this, the house may just sit for months.

It's not staging, staging helps, but it's not the major factor in getting a home sold.

It's the price.

Let me repeat that.

The price that determines if your listing gets sold, or the neighbors house down the street. It's a war in some areas for the few motivated buyers in the market. And price is the ammunition that's the most effective.

There it is. The secret to selling your listing.

 Now if you can just convince your sellers.

I Thought This Was A Buyers Market?

i believe that the people waiting for the bottom of the market may have waited about 2 months too long. The best price and interest rate was probably February and March. Now the rates are going up, and the best deals are already under contract.

buyers marketFranklin TN - I had on of those visitors at my open house yesterday. You know what I'm talking about. Didn't like anything about the property, she was just stopping in because she was in the area. The floor plan was all wrong, the neutral colors were too bland, the place was too clean for anyone to actually be living in it. The bedrooms were too big?

Then she pulls out the flyer and says, "I thought this was a buyer market".

I told her that the seller was asking the same price he paid 2 years ago, and at that he would be losing a considerable amount of money. Since the property looked new, so much so that she thought nobody had ever lived in it, and the fact that a new one just like t would cost $20,000 dollars more,

She had a blank look on her face, so I don't know what she was thinking. She didn't buy the property, so I have to assume that she is still looking for the buyers market she keeps hearing. My suggestion is to try Florida.

Where are people living in Brentwood?

Brentwood real estate - I'm starting to wonder where the people who have moved here are living. Based on information that we all have, the population is continuing to climb, and people are still moving to Middle Tennessee, and in particular Brentwood and Franklin. What I don't understand is where are they living.

Apartments are all full, and rental homes have all been rented. Where do you go next? I'm not sure why people aren't trying to get these cheap properties before they disappear. Brentwood real estate is as cheap as I've seen it for 5 years, and Franklin real estate is the same way. What's going on in the mind of the renters right now?
