Save Your Sellers Some Money - Have Your Listing Professionally Measured

Nashville real estate - Just like the rest of us this morning, i was reading the daily news (activerain), and came across the post by Donna Edwards about a realtor losing a court case in Texas because they used the tax record for square ft estimates, and it was wrong.

Franklin tn real estateIf anyone reading this post believes that the tax records are accurate, please raise your hand. Ok, I couldn't see how many, but I hope nobody did.

Using the tax records as basis for pricng you listings is a recipe for disaster. In Nashville, and in particular, Franklin and Brentwood, a 10 percent difference in the tax record and an actual appraisal measurement is very common.  Higher or lower, either way, your seller is going to be disappointed.

Find a good appraiser, and pay them to measure your homes. I do it for every home that I have listed, and every one was larger than the tax record. It usualy allows me to market the property at a price that the sellers didn't think was possible. In the rare occurance when the measurement is lower than the tax record, I tell the seller that it's better to know now, than to find out that an appraisal was lower than the contract price because of the size of the house.

 Why don't I measure the home myself? I'm not trained to measure homes as an appraiser does. I would like to stay out of court, and so far I have. It's a record i would like to keep.

LaurelBrooke Real estate market report - April 2009

LaurelBroke is a popular community for estate homes, and people who love their privacy. On the North side of Franklin, close to Brentwood, it's an easy commute to Green Hills, cool springs, or downtown nashville. Franklin Real Estate at it's best.

The first quarter  sales  of  Laurelbrooke real estate followed the market trend wth less than stellar performance. The improvement in interest rates, and the stock market sees to have helped the luxury real estate market toward the end of the first quarter. It's still a buyers market in the Luxury price range of Franklin tn real estate.

Why didn't we see this house before we bought ours?

THis is a common subject in Franklin. People have seen so many houses that they forget that new ones come on the market all the time. A good automated search and a smart realtor is the only way to stay on top of the Franklin tn real estate market.

Lighthouse builders homeNashville real estate - I was writing an offer for a client at a home in Spring Hill yesterday when I heard her someone say "why didn't we see these homes before we bought ours".  It was a relative of my client who had bought a home in Spring Hill several months back, and she was gving her husband a tough time.

It seems that they had decided to not bother with getting the help of a real estate agent who knows the area, Instead, they decided to look around themselves, and ended up buying a home from an on-site agent. The Spring Hill home they bought was smaller, with cheaper materials (carpet, cabinets, light fixtures), the location wasn't as good, and it cost more than the home that my client bought.

My client told me later that they were very unhappy about what they had done, and unfortunately the husband is catching the blame. OUCH

If you are looking for Nasville real estate, hire a realtor to look out for your interests, or your household may have a lot of stress.

Traffic relief for Spring Hill Tn

I understand that the Mack Hatcher extension s also planned to allow people to actually bypass downtown franklin to get to Westhaven. It's about time.

Spring hill tn real estateSpring Hill tn real estate - The Community of Spring hill, as well as is close neighbors Thompsons Station and Columbia have seen their growth slow significantly in last few years because commuters can't tolerate the traffic. I-65 is 4 lanes wide until you get to hwy 96 at Franklin, then it narrows to 2 lanes for the next 6 miles until you get to I-840. 66,000 people make a daily commute through these 2 lanes, and it's a slow process, and very frustrating. Plans are made to improve this.

Nashville real estate - Did you know that your IRA and 401k can hold real estate that used as rental property? I work with an attourney who uses the IRS tax codes to help individuals acquire real estate investments for retirement. If you are like me, and have had enough of the Corporate CEO's, and the federal government wiping out your stocks, then maybe this is a safer way to invest.

Most people have no dea how much the federal government taxes corporations, but it's a big concern if you are an investor. The tructh is that you investments get taxed many times over if you invest in the stock or bond market. The companies themselves are usually taxed at the Federal and State level, and then any money left over thats distributed to the stockholders gets taxes again. In some cases the taxes could be over 70 percent of the the profits.

I'll stick to real estate i can see it, and I can contols who lives in it. I can have it managed by someone else who I hire and fire. I can be the CEO, instead of someone appointed by president Obama (who has never worked in a company that made a profit or paid taxes).

Brentwood tn real estate sales for March

Market stats for Brentwood real estate show slow sales, but stable prices. I believe that sales will improve, but not to 206 levels.  iasl believe that prices will hold here. The cost to build new homes is much higher that the cost of existing homes. Inflation is coming back, get ahead of it.

Brentwood tn real estate - March of 2009 has been a really challenging month for Brentwood real estate. With the economy being slow, and the cold, rain, and snowy weather that we had in March it's hard to believe that buyers would venture out to look for a home. Even with all of that, houses were still selling, and at a much better rate and price than anyone would expect, if you watch the news.

List price to sales ratio of Brentwood real estate was 95 percent, Hopefully this will tell buyers what to expect, and realize that most homes are priced correctly, and the savings are already priced into the home. Well priced homes in good condition will sell quickly,  especially with the inventory of inexpensive Brentwood Real Estate at an extremely low number.

Franklin tn real estate stats March 2009

Franklin real estate is starting to sell. With the homes at the lower price ranges becoming accessable to first time home buyers. They are disappearing quickly.

Franklin real estate sales start at the bottom

This is a good indication that Franklin home sales are starting to pick up. We expect a great summer.

Franklin real estate - It seems like the bottom of this market is finally starting to move. On of the least expensive neighborhoods in Franklin tn is Falcon Creek. Most of the homes are priced between $215,000 and $250,000. for franklin, this is one of the most affordable areas to buy a home. As you can see by the snapshot below, 7 of the 12 homes for sale are now under contract. These homeowners are probably moving up to a larger home, generating even more transactions.

I think it's just the beginning of a much improved real estate market in Franklin tn.
