It's not the best market for downsizing

Interest rates still make it a great time to buy a home in Franklin. Regardless of up or down.

Nashville real estate - In the last few days I've met several people who have had an interest in my listing at 204 cheekwood ct. The primary reason for their interest is that all of the bedrooms are downstairs, and they are getting to the age that stairs are no longer welcome exercise. When they tell me that they need to sell their 2 story home that's 50 percent bigger, I have some bad news.

  1. 2 story homes in Nashville are now out of favor for most people
  2. it's a buyers market, and the buyers of large homes in Nashville have a large advantage
  3. Because single story homes are now in demand, they sell faster than 2 story homes, so the price is not as favorable for Nashville buyers, even in this market.
  4. Single story Nashville homes have a large envelope, and require a larger lot than 2 story homes. When looking at new homes, consider that builders charge more for these homes compared to 2 story homes because they are usually more costly to build.

 If you want a Nashville home with bedrooms on the main floor, expect to pay more for it than a home with all of the bedrooms upstairs. Exceptions are rare.

The cost of living is low in Nashville

Nashville real estate is cheaper than you think because of the low propertie taxes and home owner insurance.

Nashville real estate - I had a call this morning from a visitor from Abilene Texas, and she was asking about one of my listings in Franklin. She informed me that the price of homes in Franklin and Brentwood was considerably higher than where she lives.

Then I asked her about taxes. Her current home is valued at about $250,000, and her yearly property taxes are over $6000. A similar home in Williamson county would have taxes of between $1500 and $2000 depending on location. $300 a month to spend on your mortgage payment instead of property taxes goes a long way.

Williamson County Elementary Schools - What's the score

THis is a common question for relocation clients to williamson county

Brentwood, Franklin, and Spring Hill are all proud of their school system, and they should be. Based of the TCAP scores publish by the Tennessee department of education, all of these schools rank aboove the state average, and considerably higher than it's neighbor to the north, Davidson county schools. If you have a child who is starting to enter school, read this closely, and prepare your next home purchase with your childs education in mind.

Here are the scores, I combined all four or the TCAP test areas,  Math. Social studies, Science, and Reading  to come up the the total score. The state average is 226, the Davidson county average is 206, the highest score in Williamson county is Crockett at 308. a full 36 percent higher than the state average, and 53 percent higher than the Nashville average.

Nashville real estate sales for February

I think this trend will continue upward. IF we get back to a balanced market soon, it's going to be a problem due to lack on new construction building.

Nashville real estate - Nashville area homes sales in February were up significantly from January. Single-family residential closings alone exceed 1,000 units according to the Greater Nashville association of Realtors.
 
The median price for residential was $160,000, with $151,120 for condominiums. that compares with $168,000 and $154,650 respectively in February of last year. There were 1,452 sales pending at the end of the month and the number of days on the market for a single-family home was 90 days.
 
Inventory is up slightly at 23,122 compared to 22,473 last year.

Snowy Sunday in Spring Hill

Spring Hill - It doesn't happen very often in Tennessee, and when we do get a little now, the city is usually shut down. But this time the snow storm was on March 1st, and it was a Sunday. Thankfully the traffic was light, and my trip to the airport at 08:00 a.m. was just a little slower than usual, not really dangerous.

THis is not normal Tennessee weather, especially in March.
