This is a beautiful picture of the trees in Franklin. THey have been very colorful this year, and the beauty of the trees this fall has been unpresidented.

Good-bye Fall 2009...

In most parts of this great nation, fall 2009 is a mere memory. Gone are the brilliant colors. Gone is the crunch of leaves under one's feet. Gone are the squeals of children, jumping in the piles you so worked so hard to rake. Yes, fall 2009 is just a memory.

While looking through the many pictures I took this year, this is one of the few that I took on the Scenic Harpeth River that meanders through Franklin, Williamson County and Metro Nashville. In Tennessee, the "Scenic" designation means that it is a protected water way...

I only want to see foreclosures - Franklin tn real estate

Franklin has a few foreclosures, but It's not the same as what we hear about in some other staes, Namely Califronia and Florida. Here, in Franklin, homes are usually discounted to a real market price by the banks. Usually the prices are already very attractive before you get a chance to bid.

franklin real estateFranklin real estate - During my open house last week, I had a visitor from Ohio, who needed some help, and since she didn't know anyone in Franklin, I was the lucky one. She said that my listing looked great, but she was only interested in foreclosures.

I try to make a habit of going with flow, don't make waves, the customer is always right. But in this case, she was wrong.

I showed here a few foreclosure and short sale homes, and then I explained what she really needed to know.

The area she wanted to live in (Franklin), doesn't have a very good selection of foreclosures or short sales. Most of the best real estate deals are people who just want to sell their house. So even though buying a bank owned property may be the best approach in Ohio, it's not usually the best approach in Franklin Tennessee.

We do have some fantastic Franklin real estate deals, but the banks usually own the home.

Civil War Games in Franklin Tn - If you've never had the sound of a blackpowder cannon, maybe you should visit Franklin Tn when they have the Civil War games on the ground of the historic Franklin Battlefield at the Carnton house. I don't know about you, but it looks like a lot of fun.

Franklin home sales have stabized, and now seem to in the recovery mode. Hopefully we will continue to see sales of Franklin Homes increase every month.
