Franklin Keller Williams gets a new Team Leader

THis should be the last piece of the puzzle to really take a lot of market share from the comapnies who are struggling.

Franklin real estate - In a meeting held at our office in Franklin Tn, our Agent Leadership Council had the pleasure of welcoming Heather Garinger to her new position of team leader. Her experience as team leader of the Columbia/Spring Hill office and team leader in Hattisburg Ms convinced everyone that she understands the Keller Williams models and concepts, and she can use that knowledge to help our agents inprove their business.

Franklin Tn named Distinctive Destination

Franklin at christmasFranklin Tennessee has been named as a 2009 Dozen Distinctive Destination by the National Trust for Historic Preservation .

 12 cities across the United States receive this award by working to preserve their historic character. Downtown Franklin is 15-block historic district on the National Register of Historic Places. The downtown square area has a mix of more than 70 boutiques, antiques shops and restaurants.

Franklin  Tennessee was the site of the site of the Battle of Franklin, one of the worse disasters of the Civil War. The confrontation claimed 8,587 lives. Civil-war tourism has soared recently, and the city has added tours of historic homes including the Carter House, Lotz House and Carnton Plantation.

Carnton Plantation is the setting for "Widow of the South," a best-selling novel by Robert Hicks. After the publication of the book in 2005, tourists' visits to Carnton more than tripled. Tourist are also attracted to  the  Tennessee's Civil War Trail and the Natchez Trace Parkway, a National Scenic Byway that encourages hiking, biking, horseback riding and camping.

 Southern Living recently named Franklin as it's 2008 Readers' Choice Awards for best small towns.

Getting ready for the Rush

It's time for the market to take advantage of these low rates. It won't last forever.

Franklin tn real estateFranklin real estate - I have stopped listening to the news, and reading the paper. and I feel a lot better because of it. The media puts a lot of drama into any bad news they can find, so it always seems like the world is about to end. I stopped watching earlier this year when it became apparent they most of the networks were doing everything in their power to sway the election. I believe that the public should here unbiased reporting, but I don't know where it would be.

Does the media control what I do as a realtor? Of course not, they have no idea what goes on in Tennessee, or in most cases anywhere besides New York or Los Angeles. Why should I let them influence my life, business, or customers. The fact of the matter is this, in Nashville, it's cheaper to own a home than it is to rent a similar home, or apartment. This fact alone is enough to make people want to buy. People are still moving into Nashville and need a place to live. It will cause the rents to increase, and homes to become even more attractive. Interest rates are at a 30 year low, and prices of homes have not started to rise yet, but they will eventually.

What does it mean? The Nashville real estate market is not dead, but slower than normal. I expect that to change quickly. As a realtor who has been waiting for this perfect storm for several years, I'm just doing all I can to take advantage of the rush when it comes. It will be well underway before the media reports it.
