The carronbridge entrance is a lovely blvd with trees that are quickly maturing and well manicured flowers and grass. The planning done by Southern Land company to give the appearance of an old southern lane is obvious from the minute you drive in.

The homes in this neighborhood range from 3000 square ft to over 5000 square ft, and in price from $650,000 to over $900,000.

LaurelBrooke Market Report for June 2008

laurelbrooke real estateLaurelBrooke is a Southern Land Company development in Franklin, just west of Cool Springs. It's a gated luxury community with secluded homes and plenty of community ammenities. Walking trails, a clubhouse with a fitness center, playgrounds, and plenty of common areas.

LaurelBrooke real estate sales for the month of June totaled 2 homes. They were as follows.

1. 315 silvercreek ct,  4005 square ft, built in 2002, sold for $800,000

2. 1439 Willowbrooke circle, 6921 square ft, built in 2000, sold for $1,050,000.

Current laurelbrooke real estate includes 34 homes ranging from $794,787 to $4,900,000, and in size from 3702 square ft to 14,643 square ft.

As kitchens increase in size,appliances, countertops and faucets have transformed  to technologically advanced and highly stylized "must haves." Now you can create a chic and savvy kitchen that will be years ahead of your neighbors.

Technology is the focus in home design trends -- especially with appliances. When it comes to dishwashers, models may be certified by the National Sanitation Foundation, ensuring that they reach at least 150 degrees to thoroughly zap germs. Others offer automatic leak detection systems or models, such as the GE Cafe dishwasher, offer SmartDispense technology, which allows users to fill the washer with an entire 45-ounce bottle of detergent and it dispenses just the right amount each cycle.

Just be aware that older homes can be updated with new appliances, but the space that some people are looking for will be a little harder to create.

Franklin Tn Market Report for June

Franklin real estate - Homes sales for the month of June 2008 were as follows

  • 150 single family homes were solwesthaven 050d in Franklin, compared to 183 in 2007
  • 15 Condos were sold in Franklin
  • 8 properties were sold that were land or lots
  • The average price of single family homes sold in Franklin was $427,264
  • The average size of the home was 2956 square ft
  • The average price of land sold in Franklin was $1,038,312 (49 acres)
  • The average price of sold condo's was $244,961

In summary, sales of single Family homes in Franklin for the month of June was down from 183 to 150, or a 22 percent decrease.  The average sales price of Franklin real estate decreased from $479,166 to $427,264 or 12 percent. The average size of homes sold in June also decreased 5 percent. 

The largest impact seems to be in the higher priced homes . Last June the largest and most expensive home sold was 11,664 square ft at a price of $3,237,550. This June the most expensive was 6100 square ft at $1,446,392. So the averages are getting smaller in price and size.

A little summer color

colorfulIf you love nature, this picture will make your day. One of my friends sent me this today, and I couldn't believe how colorful this picture was. Treat yourself to a few minutes in the morning with a camera, it's amazing what you can see if you just look around. This was taken in Franklin Tennessee, where we have an abundance of wildlife, for everyone to enjoy it.
