Leipers Fork Christmas

Leipers fork is probably completely unknown to the people outside of Nashville, But once you've seen it, it's easy to understand it's charm.

Liepers Fork Parade Leipers fork is a small community just a few miles from Franklin in Williamson county. The community has maintained it's historic small town appearance, and has become somewhat of a tourist hot spot due to the concentration of celebrities who live in the area. Most of the homes in the area are located on lots of at least 5 acres, and the population of the community is still very small, and the residents seem to want it to stay that way.

Franklin tn During the Holidays

I love Franklin at Christmas time. The whole city seems to full of great spirit.

Franklin tn at Christmas timeFranklin is always a nice place to visit. But during the Christmas holiday, they really put on a show. The main streets and town square are tastefully decorated, and the locals dress as if the were living an another century. You may recognize the period from the Charles Dickens tales, and it's all in fun.

 Treat yourself to a little fun this holiday. Visit Franklin for the weekend and then buy a house. Everyone agrees that it's a great place to visit, but it's even better to live there.

Brentwood real estate market report for November

Brentwood sales have really been slow lately, which may be a result of jumbo loans being so expensive. I thing with the rates coming down, you will see more of these luxury homes being purchased.

The prices in franklin have probably fallen as far as they will ever go. The price per square ft is down about 7 percent in the last year, but that may be because you have more resale properties compared to new construction, It's still a great deal any way you look at it.

Nashville real estate - After Foreclosure

THis is going on more than we know. Hopefully, the federal agencies will relax some of the time lines on people who have gone through foreclosure.

Nashville - I met with some very nice people tonight who wanted my help. For now, all I can give them is advice. Early this year , they lost a home to a foreclosure. The home they had was in a good area, they had bought it new and had it for 3 years before losing it. The reason they lost it was because they had an ARM with payments that had almost doubled.

They had come to me was in hopes of a lease/purchase on one of the new homes I have listed in Spring Hill. I haven't seen a case where a lease purchase is a good deal for either parties, but I am willing to help people find Nashville real estate that best meets their needs. Maybe we can make a deal, and maybe not. But one thing is for sure, I will not let my customers fall into the same trap that they were caught in.

Marketing Nashville real estate on a national level

High ranking in google and yahoo for Nashville real estate will get a lot of relocation people who don't know about Franklin, Brentwood, Spring Hill, or Green Hills. All they know is nashville real estate.

Nashville real estate - I have had more phone calls, e-mails, text messages, and contracts from strangers about Nashville and Franklin real estate, than from my sphere of influence for the first time in my career. Most of these people are from other states, but all have the same thing in common. The want to purchase Nashville real estate, and they found me, or my listings on the web. either from my blogs, or my websites.

I have to admit, that I was a non-believer at first. I really didn't think that this environment would really generate many Nashville real estate buyers or sellers, but I was wrong. My next 2 scheduled closings are from strangers who found the real estate through my website, and in turn used me as a buyers agent.

I want trees with my Nashville Homes

It's true that a lot of consumers want trees with their homes. unfortunately, most new homes have very few mature trees. SO sometimes the best options is a pre-owned home. Then you usually give up the modern building materials that save money on energy costs.

nashville treesNashville real estate - I have a client who was transferred here from Oregon, and when they picked out several homes to view, none seemed special, or even similar. I'm a pretty quick guy, but this one had me stumped. But I didn't say anything until we had looked at a couple, and then I asked my questions.

Why did you like the house? It had trees in the back. I can't have a house without mature trees. OK, this is unusually for the Nashville customers I've had in the past. Most like trees, but they don't use it as a major purchasing issue.

From now on, I make sure to ask my buyers if trees are important. because most new homes just don't have many.
