Goose Creek Exit Design Still on Hold - Franklin Tn

This is part of the interstate 65 improvements that will need to be done before Spring Hill and south Franklin can expand.

Franklin's Mayor and Board of ALdermen have yet to decide on the design of the Goose Creek exit.
"We don't have all the information ready to present to the board," said Mayor John Schroer. "We are still waiting to hear back from TDOT."


The state has said if Franklin officials do not want to spend the additional $4.8 million for the SPUI, they will redesign the project, but the city will have to pay for the design work already done. That is the number Schroer and others are waiting on.
Franklin asked TDOT to use a SPUI at the Goose Creek interchange and city staff continue to recommend the design due to development pressures in the area.


 CIP Executive Dave Parker and City Administrator Eric Stuckey said traffic volumes already exceed limits where a SPUI - "which are considered to have more capacity than diamond interchanges" - are warranted. Complicating the matter is the fact neither man believes the traffic count projected by the Metropolitan Planning Organization take into account the Berry Farms development, which includes 400 residential units and 2.2 million square feet of commercial and office use in the area.


During the 7 p.m. voting meeting, aldermen delayed the matter until Feb. 9.

Many people think that without the exchange and expanding I-65 to 4 lanes, Development south of highway 96 will be very slow.

Franklin real estate is a lot more active than most buyers know. i suspect i'll see a lot of frustrated buyers this spring.

WesthavenFranklin homes are starting to sell. -  Someone ask me last week if Franklin homes were starting to move, and if so, what price range is moving best. Because I'm a realtor, I know that the more affordable homes are moving quicker than the more expensive homes. but just for the people who live with statistics, here is some real data. This information is for the period of 12/28./2009 until 1/28/2010, for homes in Franklin TN.

Prices up to $200,000  in Franklin

  • 46 homes are currently active and not under contract
  • 14 are under contract
  • 3 closed in the last 30 days

From $200,000 to $300,000

  • 136 homes are active and not under contract
  • 31 homes are under contract to sell
  • 16 closed in the last 30 days

From $300,000 to $400,000

  • 133 homes are active and not under contract
  • 43 are under contract
  • 14 closed in the last 30 days

From $400,000 to $500,000

  • 136 homes are active
  • 43 are under contract
  • 9 closed in the last 30 days

From $500,000 to $750,000

  • 176 homes are active
  • 30 are under contract
  • 10 closed in the last 30 days

From $750,000

  • 183 homes are active
  • 15 are under contract
  • 2 closed in the last 30 days

As you can, the more affordable homes come under contract a little faster than the luxury Franklin homes. But I was surprised that even up to $500,000 30 percent of the homes on the market are have a sales contract. I predict a very busy spring.

Why Didn't We See This House

THis is an example of what happens when you are unrepresented as a buyer.

Nashville real estateNashville Real Estate  - I was doing a walk through in Nashville last week, and the customer brought a family member who had just bought another home in the area. They were amazed at the quality and the price, and the lady turned to her husband and asked "why didn't we see this house before we bought ours".

It seems that they had decided to not bother with getting the help of a real estate agent who knows the area, Instead, they decided to look around themselves, and ended up buying a home from an on-site agent. The Nashville home they bought was smaller, with cheaper materials (carpet, cabinets, light fixtures), the location wasn't as good, and it cost more than the home that my client bought.

My client told me later that they were very unhappy about what they had done, and unfortunately the husband is catching the blame. OUCH

If you are looking for Nasville real estate, hire a realtor to look out for your interests, or your household may have a lot of stress.

Spring Hill Home sales for December 2009

Spring Hill homes are still a great bargain, i tell my clients that it's probably the best investment in the Nashville area.

  • The average price of Homes sold in Spring hill was $228,356 compared to $252,313 in 2008.
  • The average size of Spring Hill Homes sold was 2376 square ft compared to 2390 square ft in 2008
  • The average days on market for Spring Hill Homes was 97
  • The absorption rate for Spring Hill real estate is 10 months

My analysis is that the more affordable homes are still selling in Spring Hill, while the more expensive homes are either being sold for a terrific discount, or being overlooked by buyers.

The fact is that great deals are still available, and a lot of good units are available. The statistics I’m using here are for the downtown area primarily on the west side of Nashville. Condo prices are all about location, so make sure you know what you are buying, and the safest thing is to have a knowledgeable realtor who knows the market

  • 70 Condo’s were sold in December compared to 35 in December of 2008.
  • The average price of Condo’s sold in Nashville was $238,915 compared to $209,478 in 2008.
  • The average size of Nashville condo’s sold was 1255 square ft compared to 1390 square ft in 2008
  • The absorption rate for Nashville condo’s based on December sales and available inventory is 9.4 months

My analysis is that the auctions and media exposure created a lot of activity in December that will probably not continue into early 2010, however prices on Nashville condos haven’t been this low in many years, and if the lifestyle is attractive to you, now may be the best time you will ever see to buy a Nashville condo.

It’s a great time to buy a condo in Nashville with exceptionally low prices and tax credits available for some move up buyers and first time home buyers.
